More cash flow trumps interest rate concerns

In your article on laddering, you don’t address the situation where the investor uses the income each year and perhaps some of the principal, especially in a rising interest rate environment. Surely you don’t believe long- term interest rates will not be in a significant uptrend the next 10 years.

As we said, we have been hearing these predictions for the last 10 years. We tried to point out that following this advice in the past has been extraordinarily costly.

Actually, we don’t know what will become of interest rates over the next 10 years, but we do know that an investor can deal with any scenario more successfully if he/she enjoys substantially (100%-300%) more cash-flow.
